We were called to this job for a Balcony Leak Repair as there was water leaking into the ceiling below.
We found that the homeowner had attempted to try to stop the water leaking by siliconing up some grout lines and expansion joints but when this didn’t work, as a temporary measure gaffa tape was put over these areas.
Unfortunately this method also proved to be ineffective.
Upon our inspection, it was found that :
- the existing grout on the majority of the balcony had deteriorated apart from the areas grout was completely missing and therefore compromising the underlying waterproofing membrane.
- the silicone along the skirting tiles, around the perimeter of the balcony and in the expansion joins had deteriorated so there was no longer any water protection.
- the water channels weren’t correctly waterproofed. So when the water couldn’t get away fast enough, the water backed up and travelled under the tiles.
A lot of people are advised they require to rip up the balcony and start all over again to reinstate the waterproofing membrane. This is defintely the option to go with if you have the time and money to afford this method or if you have severe water damage to the wooden structure. However, if your beams and joist structure is solid there is another effective and less expense option available to reinstate the waterproofing at the top level rather than under the tiles.
As we did in this job the customer opted for our degrouting and regrouting with Premium Epoxy Grout option along with caulking the balcony perimeter and expansion joints with High Grade Commercial Silicone. For this job we also waterproofed the water channel to prevent water getting behind the tiles in times of torrential down pours. Balcony Rebuild and Re-Tile
